The Premises shall be occupied and used by Tenant for the purpose of conducting therein the business of the retail sale and display of health, beauty, nutritional, well-being, skin products, hair care products and aromatherapy products for the inner and outer body and such ancillary items as are sold, from time to time, in Tenant’s other stores, including, without limitation, lotions, creams, perfumes, cosmetics, soaps, shampoos, hair colorants, hair conditioners, hair dyes, hair locations or hair styling preparations, toilet preparations, deodorants, depilatories, antiperspirant preparations, talcum powder for toilet purposes, sun tanning and related sun care products, massage preparations, dentifrices, essential oils, candles and burning oils, beauty masks, facial packs, nail care preparations, nail varnish, emery boards, vitamins, herbal supplements, health related food and beverages and other health and beauty aids.
In addition, the Premises may be used for the incidental sale of associated sundry items and accessories (as may be sold from time to time in Tenant’s other stores), including, without limitation, brushes, combs, cosmetics accessories, massage tools, information and instructional materials, such as books, recordings and videos, relating to the use of health, well-being, nutritional and beauty aids and other products sold in general improvement of the individual’s condition and Tenant shall not use or permit or suffer the use of the Premises for any other business or purpose. In addition, Tenant may use the Premises in a manner reasonably related to Tenant conducting the aforementioned uses (e.g., storage use and office use necessary to conduct the commercial activity described in this section).
